A shame, it was over 4K sq ft with spectacular views of the San Diego mountains.
The current owner collected audio gear although he himself wouldn't consider himself an audiophile.
The room in question had to be at least 40x40 but it had a support beam right smack in an area which I already knew wouldn't work out as a sound room.
So I passed on it (not to mention it was a bit higher than my predetermined price range):
