 except that it's in Florida and there likely will be about a dozen homes
per acre, and all the residents will be old, and I'm sure the morality
celebrated in "Why Don't We Get Drunk and Screw" will not prevail there ...

Bet there will be a lot of that going on - it's called "Margaritaville".

 I'll keep Jimmy's new venture in mind when my wife and I get tired of dealing with the snow and the cold winters and the hassles of maintaining our acreage here in the Colorado Rockies. A retirement place in Florida or a similar clime might start sounding good by then :-)
