IME, fixer uppers are never discounted enough to buy...

Our current house is 83 years old, but had been newly remodeled with a new kitchen and two of the bathrooms being done well. The oak floors had also been redone. However, we remodeled the cottage once when we bought it and a second time to do the bathroom right and do new flooring after renting it for 10 years. And of course, the last old bathroom was redone a few years ago.

While it still has a few remnants of old knob and tube wiring, about 90% has been replaced and it is built well, largely with redwood, so it's in pretty good shape overall and has been well maintained with only a handful of owners.

On the bad side, we had to replace the entire sewer line and repave the driveway. That kind of maintenance is a money pit with no pride or satisfaction in the end result. It's nice to know it's been done, but it just puts you back where you were with no real visible improvement.

Of course, we did new roofs when we added solar to the main house and the cottage at different times. The last old roof for the garage and office is now being done which hadn't been planned. I'd figured that we could get away with it for several more year, but a project to close in the attached shop turned into a much larger project. Someone else mentioned this inevitability. Everything takes twice as long and costs twice as much.
