Can't answer all your questions but a good site to visit with some good info is Roktips. Your Idler wheel may have some flat spots or the rubber has hardened, if so you will want to have your wheel refurbed, see Roktips. As far as getting the motor off the B12, there are members here that can help guide you through the process. I have a B-12GH and was going to start taking it apart to get the motor off and decided to wait until I got more familiar with it. If you decide to jump in and start taking it apart for cleaning and lubing take plenty of pictures or make drawings, sort of the Hanzel and Grettel approach so you can get back to where you started.
