RE: Whew!

You're right about the hilltop. In fact we have 360 degree views from the mountains to the east to the ocean in the west.

The property started out as a citrus orchard in the 30s and has a more or less gentle slope. Most of it was then terraced off for the orchard with rock walls and steps between tiers. Then, in the late 60s or 70s, most of the orange trees were cut down and houses planted around it to where we have the last acre on the top.

We do have a couple of steep banks, more like cliffs, that go down to the street below, 20-30 feet. God knows why they let builders grade lots like that back then. For the most part, these are stable and composed mostly of granite or hard packed DG, but we do have some sloughing off in a few areas with heavy rain. The major problem is gophers eroding the banks.

We did have to replace a retaining wall in one area with a taller, better built keystone wall to catch the cast off and prevent it from landing on the road below. And we planted rosea ground cover that quickly spreads down the banks that holds the soil well. However, all of this is more of an annoyance that a problem as the house is quite far from the banks and built on solid rock.
