When we bought our condo in 2002, my wife and I also resisted suggestions from many people, including not only our broker, but also colleagues and friends, that we should spend more. We also resisted offers of more risky loan vehicles. Yes, those practices are shady, but it is also up to the consumer to use some common sense. Misleading a borrower about the terms of the loan is unforgiveable, but absent that it's a grayer area in apportioning blame. Also, as someone who has very recently been looking for a house in the suburbs of Boston, I can say that the price drops have been noticeable, but certainly not as much as I imagined before looking. Two very modest houses that we liked but considered grossly overpriced in this market were under agreement a few weeks after they were listed and a unit in our condo building just went for an attractive price within 18 hours of being listed.
I am not denying the very real problems or trends, but I don't see the sky falling down . . . at least not yet.
