It's in Lakeside and not what you'd call, freeway close.
California prices vary with distance to the ocean, east of 101, east of I5 and east of I15 all result in varying levels of reduced prices.
The land is largely worthless except for raising coyotes. In the old days, you might have been able to use it for orchard land, but I suspect it's too far out and too hot and you surely can't afford the water anymore.
Someday, you might be able to sell off lots, but it's still not a desirable location being 6 to 10 miles out of town in an area with a lot of open land.
