The formula for room modes assumes an empty room, perfectly rigid walls, no doors, windows etc, straight walls (no recesses).
Furniture has been shown to result in a shift of eigenfrequencies, further the modes are damped.
Non-rigid walls are damping the modes.
Structural weakness like doors affect mode pattern and amplitude.
Have you ever tried to find out how the mode situation in a real room looks like and how it compares to the situation as calculated? How reliable is the result of calculation?
