we get WAY too many of you guys up here. When I lived in the picturesque little town of Sisters, it seemed like 3/4 of the people we met were relocated from CA after they cashed out their homes. You have to love people that make their bounty in one state and then stiff it for taxes. It's the American way, for some.
Otherwise, it's gonna be Oregon for sure! ;-)

It's way to late to buy in San Francisco and get the benefits of Prop. 13.
A Million Dollar home purchase now will have you paying 10,000 a year in property taxes.
But if you bought that same home in 1985, at 90% less, you'll be fine.
Also, you would have to be REALLY drawing down your IRA account to have $45,000 in taxable income, what with SS untaxed, plus a standard deduction for married couples of over $12,000, then after you calculate your tax you can take a senior exemption worth about $400 for a married couple.
Senior fare on Muni here in San Francisco is all of $0.75. We drive the car about 4000 miles a year now and ride a motor scooter that gets 75 mpg.
Our house may well be in the picture above, one of those looking out into the ocean along the Great Highway.
