It's in Lakeside and not what you'd call, freeway close.
California prices vary with distance to the ocean, east of 101, east of I5 and east of I15 all result in varying levels of reduced prices.
The land is largely worthless except for raising coyotes. In the old days, you might have been able to use it for orchard land, but I suspect it's too far out and too hot and you surely can't afford the water anymore.
Someday, you might be able to sell off lots, but it's still not a desirable location being 6 to 10 miles out of town in an area with a lot of open land.

...it's halfway between San Diego and Escondido east of hiway 15 in the middle of nowhere.
That's a lot to pay.
Granted it's desolate (although only 18 min from the city), hot, arid, rattlesnakes, coyotes (watch your cats, small dogs :), but then again, any area 30 miles East of the Ocean will be.A side hobby of mine; looking at properties (not just So Cal, but all over the U.S.); every now and then an exceptional (IMO) home will show up. Saw one in Lakeside about 6 months ago that sat high up on a mountain with front door 180 degree views of the lake, and back deck views of the Western Sunsets. Simply stunning.

True but there is the beautiful lake, Sunsets, Sunrises, peace and quiet.
It's a long way to a fire station and backs up to open canyons.

Lol I thought about that after I sent the post. Lot of folks journey through that area heading North too. Gets cold at night (very prone to illegal campfires).. despite that I'd still like to own a place like that by the lake..
