RE: Me too, in order to afford new equipment I have to sell old equipment and recordings.

A small apartment would be even worse. We have a fairly large house , but I still don't want rooms of unused equipment, speakers, audio racks and such. If I see something hasn't been used for a while, I'll ether give it to a needy friend or sell/trade it. If I had held onto every component in the past 40 years or so, i'm sure there would be over a hundred pieces. It's enough having one small room dedicated to current audio empty boxes, one closet filled with unused cables, cords and electrical things, and another room partially filled with a very nice audio rack and a few choice vintage pieces, the rest of the room housing music disc's of various sizes and over a thousand video disc's.
