Do you think this room could work?

I'm considering buying this 952sq ft. loft, but I'm concerned about sound.

Notice the large, white armoire in the first photo. I intend to rotate it 90 degrees, to make a left wall of sorts. That would give me about 14' in width, maybe 30' deep or so, didn't measure, with 14' ceilings. Though the fake left wall may only extend about 10'.

I know having the two 14' dimensions is not ideal, but does it really count if the wall isn't solid?

I intend to setup facing the doors that go to the balcony, as seen in photo two.

Too much air space for 1.7s? I may move to 3.7s at some point, any different? Thinking about adding a Rythmik F12 and likely another one down the line too.

FWIW, I was in the room when it was furnished as shown in the photos and I thought that the ambiance was pleasant while talking.

Any input is appreciated. Thanks!

If you like the place you could make this work.

Your plan is probably workable, a 3.7 with dual subwoofers will work. And the armoire is probably sufficiently long to give you sidewall loading.

But since it is all so open I think you would do well with a Tympani IV or IVa as it does very well in open spaces such as yours. You would set it up in the equidistant arc position well into the room. Get a designer fabric on it and it will blend into your decor easily and double up as room dividers or screens. The armoir would not need to move.

My long and windy HiFi journey has led me to conclude that any room will work if you work hard enough on it.
I get terrible base node peaks in my (smallish) room.
I have concluded that for me the solution involves an additional base trap and a DEQX to replace my preamp.
Something to think about.

Interesting. Thank you all for your input.

Buying the place is a mess as the owner didn't research the warrantability. Not sure if I will even have the option to buy it, but maybe.
